  • Finance Manager/Director - Silverwood

    The Finance Manager/Director is a project leadership position responsible for all aspects of financial analysis, reporting and capital forecasting.

    Location

    Silverwood Project – Hesperia, California

    Position Requirements

    • Develop, interpret and implement financial and accounting concepts and processes for financial analysis, forecasting and controls.
    • Responsible for the Annual Lifecycle Financial Plan and Budget Process
    • Assist GM in communicating monthly results of operations with Project stakeholders and DMB Corporate team
    • Provide financial analysis and modeling support for Builder Land Sales transactions, including the tracking of contract compliance and receipt of all amounts due under the terms of the related PSA.
    • Manage the issuance of Bonds and reporting related to the Silverwood Community Facilities District
    • Partner with Accounting and Development teams in providing timely and accurate project financial reporting (monthly, quarterly and annually)
    • Assist development team personnel with planning, budgeting, job cost management and budget-to-actual reporting and other ad hoc analysis.
    • Develop direct relationships with key internal and external project personnel, including City representatives and other key consultants
    • Develop and implement other financial reporting systems consistent with DMB company-wide standards.

  • Contracts & Closings Coordinator – Asteria

    Location

    Asteria™, Pittsboro, North Carolina (Raleigh-Durham) – On-site position at Chatham Park/Pittsboro, NC office

    The Contracts & Closings Coordinator works closely with the Asteria project team to provide coordination and management assistance throughout the course of closing land/finished lots with Homebuilders, and contracting for land development and vertical development projects. Responsibilities include coordinating with DMB Staff, Homebuilders, Contractors, Consultants, and other Vendors as necessary for efficient processing of Homebuilder lot closings, consulting and construction contracts, and contract payables. Other responsibilities include tracking performance bonds, processing 20-day notices, collecting lien releases with invoices, and insurance compliance. The ideal candidate will perform a variety of broad-range of support services related to contracts and lot closings and play a strong role in a varied and fast paced department and must be organized, detail-oriented, have the ability to multi-task and use independent judgment to prioritize work assignments. Must possess strong written and oral communication skills, as well as the ability to effectively and creatively manage projects. This position requires a cooperative, team-centered attitude and exceptional follow-through. This position requires the individual selected to maintain a very high level of confidentiality on all matters.

    Position Requirements

    • Minimum of two (2) years of experience in a field related to development/construction industry focusing on managing development projects and Homebuilder land/lot closings.
    • Bachelor’s degree from a 4-year university or technical school required; College degree in real estate, construction management, land development, civil engineering, or similar technical/construction-type degree preferred.
    • Must be proficient in Microsoft Office Suite, including Word, Excel, Outlook, PowerPoint, Project, and SharePoint and prefer experience with DocuSign and scheduling software.
    • Knowledge of accounting software such as Yardi Voyager is required; If no prior Yardi experience, then become trained immediately following hire date.
    • Ability to communicate effectively with a team of skilled and technically trained Homebuilders, consultants, and contractors.
    • Strong working knowledge of local construction industry and a willingness to develop a broad understanding of real estate development and land contracting practices.
    • Excellent typing and communication skills a must.

    Specific Job Requirements

    Land – Closing Homebuilder Lots:

    • Closes and coordinates all land and finished lots closings with all Asteria Homebuilders based on the land contract terms (i.e., purchase and sale agreements between DMB and Asteria Homebuilders).
    • Collaborates and coordinates with General Manager, Directors, Title/Escrow Companies, and all Asteria Homebuilders to ensure that Homebuilder land/lots are closed per signed contracts.
    • Establishes a Builder Lot Closings tracking system to manage and track all lot closings as reflected in approved business plan against actual lot closings, with any variances to business plan noted and communicated.
    • Assists the General Manager in the preparation and signed distribution of Homebuilder land/finished lot contracts and amendments.

    Construction – Consultants & Contractors:

    • Assists in the preparation of Contracts, Contract Change Orders and Master Professional Services Agreements and Amendments for Trade Contractors and Consultants.
    • Coordinate execution of Contracts and Contract Change Orders by Trade Contractors and Consultants.
    • Process invoices and check requests.
    • Assist in preparation of requests for proposals and/or bid documents with Directors, Project Managers, and Field Superintendents.
    • Respond to and track preliminary 20-day notices and collect necessary lien releases with invoices.
    • Coordinates all contracts and submits to the DMB SharePoint system and My COI for insurance tracking; Makes sure that all consultants and contractors comply with the documentation requirements included in their contracts.
    • Processing all invoices to the Yardi system used by accounting and making sure all invoices have been approved by the Asteria and field team, all lien releases are included in the monthly billings, and final sign off by the General Manager is obtained.
    • Preparation of monthly reporting packages on contracting status for the Asteria team, Executive Leadership, project stakeholders, landowners, and investors.
    • Respond to all information requests received from capital partners and serve as a clearing house for any special reports on contracting needed by capital or management.

    Budget/Schedule Management/Project Reporting:

    • Project Reporting – Preparation of and assists with all project reporting packages for the Asteria team, Executive Leadership, project stakeholders, landowners, and investors (i.e., monthly, bi-monthly, quarterly, and annual reporting).
    • Supports the Asteria Director of Finance in preparation of budget updates for periodic financial reporting.
    • Supports the Asteria Director of Finance in the preparation and upkeep of the Asteria Operations Tracker.
    • Submit invoices in Yardi for payment.

    General:

    • Assist with various special projects as directed by General Manager, Directors, and Project Managers.
    • Any other tasks as assigned.
